What’s included

What a deck project
includes.

On an Aurora deck job we start in the yard, measuring the site and its levels, then draw the deck, its stairs and landings, the railing and the wide steps down to grade, and show you a rendering. Footings, frame, boards, railings and any lights in the stair risers are then built to that drawing.

  1. Wood decks

Pick a stain colour, or leave the cedar or pressure-treated wood bare to weather.

    • Cedar or pressure-treated boards
    • Single and multi-level layouts
    • Stain and sealer
    • Wide steps down to grade
  2. Composite decks

Composite boards on a wood frame, for a surface that asks for washing and little else.

    • Composite decking
    • Cedar posts and rail caps
    • Aluminium balusters
    • Raised decks with stairs
  3. Stairs, railings and lighting

The deck and the pieces you handle each day are chosen and built together.

    • Cedar, aluminium or glass railings
    • Stairs and landings
    • Lights set into the risers
    • Decks around an above-ground pool
  4. Design and rendering

A measured layout and a rendering of the deck before any lumber is ordered.

    • Site measure and levels
    • Layout and material choices
    • A rendering to review
  5. Repair and renovation

Honest advice when a deck’s structure is unsound, and a second life for one that holds up.

    • Frame and joist repairs
    • New boards on an existing frame
    • Railing replacement
    • Deck waterproofing

Deck permits in Aurora

The Town of Aurora draws its deck permit line at 2 feet above finished grade. A lower deck needs no building permit but still has to meet the zoning by-law; a higher one needs a permit, drawings and the Town’s two inspections. Where the ground falls away, one end of a deck can be under the line and the other well over it, so we measure the grade at each corner before deciding which applies.

Zoning applies either way. An open deck 3.2 metres high or less may project into the minimum rear yard by up to 3.7 metres, stopping at least 3.8 metres from the rear lot line, and a deck over 0.6 metres high within 1.2 metres of a side lot line needs a 1.5 metre privacy screen along that side. Those limits set the deck’s depth on a shallow lot and add a screen on a narrow one.

A deck builder in Aurora sizes the posts for snow

Aurora’s Deck Construction Guide works in two steps. The deck’s maximum height sets the size of the wood posts, and then a table using a roof snow load of 1.5 kPa, the column the Town marks for projects in Aurora, gives the largest deck area each post can carry without bracing. Where a post carries more than that, bracing has to be added.

In practice, how far apart the piers sit and how long the joists span decide how much deck lands on each post. Wider spacing means fewer piers but can push posts past their limit, so we lay out the piers with the table in hand. On a permitted deck the piers are then inspected before they are backfilled, and the deck is inspected again once it is complete.

Boards, railings and what goes on top

Cedar and pressure-treated decks are stained in the tone you choose or left to grey, and composite boards on a wood frame need washing and little else. Railings come in cedar, aluminium or glass, and lights can be set into the stair risers so the steps show at night. A deck often grows a second piece as well: a privacy screen on the side that faces a neighbour, a pergola over part of it for shade, or a wrap around an above-ground pool. When the deck builder plans those with the deck, the posts and frame are designed together, and the rendering shows the whole thing before work starts.
