What’s included

What a home sauna
project includes.

For a sauna installation in Aurora, the first question is where it goes, because a sauna in the yard is an accessory building to the Town. Inside or out, we lay out the benches, choose the heater for the room and check the panel before the heater is ordered. We also repair and reline saunas that others built.

  1. Sauna types

Your choice of heat sets the type of room you get.

We start with a talk about the work and what you want to spend, and from there we keep you informed at each stage.

Sauna installation in Aurora: where a yard sauna can stand

Aurora’s zoning by-law treats an outdoor sauna as an accessory building. It can stand in a side or rear yard but never the front, has to meet the zone’s yard setbacks, and must sit at least 1 metre from the rear lot line, or 4.5 metres on an Estate Residential lot. Its height is capped by the lot’s area: 3.5 metres where the lot is under 460 square metres, 4.5 metres where it is larger.

The footprint is limited as well, and not on its own. All accessory buildings together may cover 7.5% of a lot under 460 square metres, or 15% of one of 460 square metres or more, so an existing shed or cabana uses up part of the room. Water changes things too: a supply and drain run out to the cabin for a shower makes it an accessory building with plumbing, which needs its own permit whatever its size.

Sizing a yard sauna against the 15 square metre line

A yard cabin that passes 15 square metres needs its own building permit, with drawings and an inspection, as one with a shower or sink does. A sauna inside the house, often in the basement, stays clear of that rule. A hot room with two tiers of benches for a few people is usually well under 15 square metres, so the line is usually crossed by what gets added, such as a change room or a shower. We draw the footprint first and measure it against the Town's rule before you decide on the extras.
