What’s included

What a home sauna
project includes.

A sauna installation in Holland Landing starts with where it will stand. Indoors, we choose the heater, then frame, insulate and seal the room, line it and fit the benches. Outdoors it becomes a small building, and on most lots the Town of East Gwillimbury keeps it beside or behind the house, never in the front or street-side yard.

Sauna installation in Holland Landing: indoors, or a building beside or behind the house

Indoors, the sauna is built into a room the house already has, so the work is the room itself: framing, insulation, vapour barrier, lining, benches and the heater. Outdoors, it is a small building with a foundation, walls and a roof. The Town’s placement rule exempts only large Rural and Oak Ridges Moraine lots, so on a typical Holland Landing lot the sauna goes in the side or back yard, and that spot sets how far the power runs from the panel. A cabin with its own shower or sink counts as a new building with plumbing, which needs a permit at any size, so we draw it for one from the start.

Sauna building permits in Holland Landing: footprint and height

For a dry sauna building with the shower kept in the house, the footprint decides the paperwork. Over 10 m² (108 sq ft), and not on the Town’s exempt list, it needs a building permit, with drawings and inspections. Height is capped as well: an accessory building in Holland Landing’s residential zones stays within 4.5 m, so a steep roof or a peaked cabin is drawn to fit under that line.

Heat, wood and air: what keeps a home sauna from damaging the house

A sauna puts heat, moisture and electrical load into one small room. An electric heater normally gets a dedicated circuit, reported to the Electrical Safety Authority, and the panel has to have room for it. Insulation and a sealed vapour barrier behind the wood keep steam out of the framing. In a basement, the floor and the walls beside the sauna are checked for moisture first, since a sauna will not cure a damp basement.
