What’s included

What a kitchen
renovation includes.

A kitchen renovation in Holland Landing brings the cabinets, counter stone, backsplash, floor and lighting into one plan, chosen on a drawing you approve before anything is ordered. In most houses here, a bungalow or a split, the walls around the kitchen and the route to a drain decide how far that plan can move things.

  1. Layout and design

Whether a wall comes out, where the fridge, sink and range go, and how you get from one to the next.

    • A measured plan of the room
    • An island or a peninsula
    • Opening the kitchen to the next room
    • A design to review before work starts
  2. Cabinetry and islands

Storage built to the room, so the awkward corner and the tall wall both earn their space.

    • Custom cabinetry
    • Custom islands
    • Pantry and drawer storage
    • Hardware
  3. Counters and backsplash

The way you cook and the upkeep you’re happy with decide the material for the surfaces that get worn.

    • Quartz, granite and marble counters
    • Tile backsplash
    • Sink and faucet installation
  4. Floors and finishing

The last stage of the job: the floor, the trim and the lighting that make it one room.

    • Hardwood or tile flooring
    • Lighting
    • Trim and paint

  3. Design before construction

We plan the design together and draw it up so the work is easy to imagine, and building waits for your go-ahead.

  4. A conversation throughout

At the outset we talk over your budget and the job with you, and after that you hear from us stage by stage.

Kitchen renovation permits in Holland Landing

The Town of East Gwillimbury reviews kitchen work at every Holland Landing address, and two cases catch people out. A sink that shifts along the same wall still alters the plumbing, so it needs a permit. A partition that seems light can carry part of the floor or roof above, which makes its removal structural. Cupboards replaced with no plumbing change stay outside the permit.

Opening up a kitchen in a bungalow or split-level house

East Gwillimbury’s urban design guidelines describe Holland Landing as mostly bungalows and side-split or back-split houses, built from the post-war years to the late 1990s. In a split the kitchen sits a half-flight from the other levels. Which of the kitchen’s walls can open, and where a moved sink can drain, settle most of the plan in either kind of house.

A bungalow puts the kitchen, dining room and living room on one floor, so opening up usually means one wall. If ceiling or roof framing rests on it, a beam takes the load and the change goes to the Town; if not, it comes out with patching. We open a small section first to see what is inside, then draw the opening. Changes partway are priced in cost and time before they are built.
