What’s included

What general
contracting covers.

A general contractor in Holland Landing is usually reworking a bungalow or a side- or back-split. In a bungalow, opening the plan or adding space comes down to which walls carry the roof; in a split, the levels and stairs set the limits. We take the whole job under one written scope, inside and out.

  1. Full home renovation

Several rooms renewed as one project, so the floors, trim and finishes agree from room to room.

    • Kitchens, bathrooms and basements together
    • Flooring through the house
    • Layout changes
    • Trim and paint
  2. Additions and extensions

A bigger house that connects to your current structure and services, if the lot allows.

    • Home additions
    • Home extensions
    • Tying new structure into old
  3. Outdoor transformation

The yard as one plan instead of one project at a time.

    • Decks, patios and interlocking
    • Pergolas and pavilions
    • Porches
    • Fences and gates
  4. Coordination

The part that isn’t carpentry: sequence, trades and approvals.

    • A written scope for the whole project
    • Scheduling the trades
    • Permits and inspections
    • One point of contact

Why Sonce

One contractor,
both sides of the door.

Most renovators stop at the back door and most landscapers start there. We plan and build on both sides of it.

Home additions in Holland Landing

Holland Landing’s houses, as East Gwillimbury’s urban design guidelines describe them, are mainly bungalows and side- or back-splits from the post-war years to the late 1990s. A bungalow, with everything on one floor, can extend into the back yard and keep all its living space on that floor. A side-split or back-split already has several floor levels, so the first design question is which one the addition continues, and where the stairs between them land. On a lot near the river, a wetland or a steep slope, a second approval may follow the Town’s permit: in a regulated area, the Lake Simcoe Region Conservation Authority’s permission covers increasing the size of a building.

A general contractor in Holland Landing: one scope for several rooms

One contractor matters most when the rooms affect each other. A kitchen, the patio door beside it and the deck outside are one decision across three trades. A basement apartment touches the plumbing, the electrical panel and the fire separation from the house above. One scope covers all of it, and you hear from us at each stage. A new building in the yard can be part of that scope: one larger than 10 m² (108 sq ft) that the Town’s exempt list does not name needs its own building permit, so it is in the plan from the start.
