Pavilion permits in Holland Landing

A roof over an existing low deck has a side effect: East Gwillimbury exempts only a deck that is completely uncovered, so that deck comes under the permit too. Once a pavilion needs a permit, the Town of East Gwillimbury reviews it as a building. Expect drawings with its dimensions, the roof framing and the distance to each lot line, and inspections as it goes up. We prepare the drawings and help with the application, and the deck under it goes on the same application.

A pavilion builder in Holland Landing near the river: placement and approvals

Near the house, a pavilion becomes an outdoor dining room within reach of the kitchen; at the far end of the yard it is somewhere to walk to, and on a lot that runs toward the river, that end may be land the Lake Simcoe Region Conservation Authority regulates. We check the evening sun, the view from each open side and the authority’s mapping before the footprint is drawn.

The authority may regulate land by the river, a stream, a wetland or a steep slope, and there it must approve any new structure and any grading. A pavilion brings both: a footing at every post and often some levelling for the pad. Where a lot may be regulated, the Town and the authority get one set of drawings.
