Cedar posts and beams carry a framed roof finished in shingles, over an interlock pad or a raised deck platform with railings and steps. Stain, lighting and insect screens are the finishing choices.

The 15 square metre line for pavilions

A pavilion usually covers a whole table or seating group, so its footprint is measured against Newmarket's 15 square metre limit for detached structures while it is still a drawing. Above that limit, the Town's drawings are prepared from the rendering and the inspection becomes part of the build. A tree on your land more than 20 cm wide at 1.4 m up that has to make way needs its own Town permit first.

Town of Newmarket: building and renovating ↗

Pavilion builder in Newmarket: fitting a smaller yard

On the rectangular and pie-shaped lots at the town's edge, a pavilion is the largest thing the yard will hold. A rectangular lot keeps its width to the back fence, so the question is how far out to set the roof and still keep grass beyond it. A pie-shaped lot widens away from the house, which often makes a back corner the natural spot, reached by a paved path. Either way, setbacks from each lot line go on the plan before the footprint is fixed.

A shingled roof under Newmarket snow

Newmarket's winters are cold and somewhat snowy, and snow sits on a pavilion's solid roof where it would fall through a pergola, so the rafters and beams are sized for that weight. The town stands on deep glacial till with no rock outcrops anywhere, which means each post footing is dug down through soil to below the frost line and the roof stays put from one season to the next.
