What’s included

What a patio project
includes.

As a patio builder in Holland Landing we lay paver and stone patios with the steps, border bands, seat walls and lighting planned in the same drawing, and build porches, cedar fences and gates alongside. You approve that drawing, levels included, before any digging.

  1. Patios

A level, paved place for a table or a seating group, sized to how you will use it.

    • Paver and stone patios
    • Excavation and a compacted base
    • Border bands
    • Steps from the door
  2. Porches

Rebuilt so your front entry is somewhere to spend time, as well as a way in.

    • Porch construction
    • Stairs and railings
    • Cedar ceilings and posts
    • Stone cladding
  3. Fences, gates and screens

They create a private, enclosed space and match what’s beside them.

    • Cedar privacy fences
    • Metal gates
    • Privacy screens
  4. Walls and lighting

Once it’s dark, the details keep a patio in use.

    • Seat walls
    • Lights under the wall caps
    • Step lighting

A patio builder in Holland Landing near the river

Two things on a Holland Landing lot can move a patio’s outline before a stone is chosen, and both are checked at the first visit. One is a septic bed, which the Town asks owners never to cover with pavers. The other is land near the river, a stream, a wetland or a steep slope that the Lake Simcoe Region Conservation Authority regulates. A patio is mostly grading: soil comes out, a base goes in and the surface is sloped to shed water. In a regulated area the authority must permit site grading, so on such a lot we check its mapping before design and set the levels with that approval in view.

Patio permits in Holland Landing

Wall height is the number we check first. A retaining wall up to 1 m (39 in) of exposed height is exempt from a building permit, so on a sloping yard two low walls can level the patio where one tall one would need drawings. Every wall still goes on the Town’s Site Alteration Permit application, along with the patio and any walkway extended to the driveway; that by-law is a separate track from the building permit.
