What’s included

What a deck project
includes.

For a deck builder in King City, attached or freestanding is settled before anything else, because in King that decides the paperwork as much as size does. Then come footings, beams and connections sized for your lot, cedar or composite boards, and cedar, aluminium or glass railings.

  1. Wood decks

Cedar and pressure-treated decks can be stained a colour you like or allowed to weather.

    • Cedar or pressure-treated boards
    • Single and multi-level layouts
    • Stain and sealer
    • Wide steps down to grade
  2. Composite decks

Composite decking over a wood frame. Washing it is about all the surface needs.

    • Composite decking
    • Cedar posts and rail caps
    • Aluminium balusters
    • Raised decks with stairs
  3. Stairs, railings and lighting

The parts you touch every day, chosen with the deck and built with it.

    • Cedar, aluminium or glass railings
    • Stairs and landings
    • Lights set into the risers
    • Decks around an above-ground pool
  4. Design and rendering

The lumber order waits for a deck rendering and a layout drawn to measure.

    • Site measure and levels
    • Layout and material choices
    • A rendering to review
  5. Repair and renovation

New life for a deck whose structure is still sound, and honest advice when it is not.

    • Frame and joist repairs
    • New boards on an existing frame
    • Railing replacement
    • Deck waterproofing

The deck permit line in King City

The Township of King waives the building permit only for a rear-yard deck that stands free of the house and stays under 10 square metres, so a larger deck goes through a permit. Three yards show how that line falls. A low platform out on the lawn, freestanding and small enough, needs none. The usual deck off the kitchen door is fixed to the house, so it sits outside the exemption as written, and we confirm it with the Township. A deck on a slope whose outer edge rises past 600 mm above average grade needs a permit at any size.

Where a deck permit applies, the frame is designed to climatic values chosen for your lot. King is not listed in the Ontario Building Code's SB-1 climatic tables, so the values depend on the property's location, known weather patterns and local experience, and the footings, beams and connections are sized to them before the drawings go to the Township.

What a deck builder in King City plans for water

Air moving in from Lake Ontario rises over the raised ground of the Oak Ridges Moraine and drops its precipitation on King City, and on rolling ground many yards slope. So the layout shows where water leaving the boards and stairs will run, and keeps it heading away from the house. Fixing a low spot by bringing in fill is not always simple here: on a TRCA regulated lot, filling or regrading needs the conservation authority's permit.
