What’s included

What a basement
renovation includes.

Most of a basement renovation in King City is framing and insulation, wiring and lighting, bulkheads over the ducts, flooring that suits a slab, and drywall, trim and paint around a new bedroom or bathroom. Both rooms meet the Township of King's rules, so we mark what the permit covers on a floor drawing before a budget is set.

  1. Layout and framing

A plan for the rooms that works around the stairs, the posts and the mechanical equipment.

    • A design for the whole floor

  2. Floors, walls and lighting

Upstairs sets the feel, and the basement finishes follow it.

    • Flooring suited to a basement
    • Drywall and paint
    • Lighting and wiring
  3. Bathrooms and kitchens

Adding a bathroom, kitchen or wet bar below grade includes the plumbing for it.

    • A basement bathroom
    • A second kitchen or wet bar
    • Plumbing rough-in
    • Ventilation
  4. Basement apartments

Municipal rules and the Building Code both cover a separate unit. The work follows them.

    • A kitchen and bathroom of its own
    • Fire separation between the units
    • Exits and egress windows
    • Work to the approved permit drawings

Basement renovation permits in King City

Two rooms change a basement most, a bedroom and a bathroom, and both turn the job into permit work in King. A bedroom has to have an escape window, and cutting a bigger opening in the wall is a structural change. A bathroom needs drains, and even finishing the one a builder roughed in is listed as permit work. A separate apartment can be part of it too, built to approved permit drawings. Nothing is built until you have signed off the drawings, and anything added later comes with its cost and time before we do it.

A King basement permit carries one document that depends on how the house is serviced. If it is connected to municipal sewers, the application includes a Plumbing Data Sheet. If a private septic system serves it, the application includes a Sewage System Evaluation and Declaration for that system. Either one goes in with the drawings for the bedroom window, the bathroom and any wall that moves. We find out which one your house needs before the drawings are finished, and help you apply.

Basement finishing in King City: ceilings, ducts and the main drain

Posts, beams, ducts and the main drain stay where they are, because moving them rarely pays. Finishing works around them: low runs go into one straight bulkhead where possible, halls and storage sit beneath them, and the family room takes the clear ceiling. Insulation between the joists does little for warmth but cuts footsteps and voices from upstairs, and it only goes in while the joists are open.
